Real Estate Investment Pools
Objective: Bring investors together to purchase properties with 100% cash. Investors would receive cash dividends every quarter. CCP would represent each partnership formed by: finding the properties & investors, working as real estate agents, managing day-to-day operations of properties, ie: full service property managment, CCP would also handle the 1031 exchanges. Each partners dividends would represent their percentage of ownership. We will also identify the goal for each property, ie: 5, 10, 15, 20 year hold/sale and/or have a set selling price.
Two types of investments
- Owner/Vacation user
- These investments would be set up with the option for partners to be able to use one of the units. The amount of the potential income loss would represent rent due, ie: if unit ‘A’ leased for $2,000 a week during the summer and we have 4 equally invested partners, the owner renting the unit that week would owe $1,500.
- Investor/silent partner
- No partner/owner could use any of the units.
